Consultant – Real Estate Valuation
Brian Clemens earned his Bachelor of Science Degree in Industrial Management at the Georgia Institute of Technology. In the early 1990s, he began his real estate career as a contractor liquidating assets from failed Savings & Loans for the Resolution Trust Corporation.
Since then, Mr. Clemens has worked as an information technology consultant and as a commercial fee appraiser for leading firms such as LandAmerica, Colliers, Butler Burgher Group, and CBRE.
Mr. Clemens left the private sector and joined DeKalb County’s Property Appraisal Department as a Commercial Property Appraiser from 2015 to 2017. For DeKalb County, he nearly doubled their commercial tax digest and successfully defended 98% of his value conclusions, which is unprecedented among counties nationwide. He was awarded the Donehoo Trophy for an article he wrote and published in the International Association of Assessing Officers magazine Fair & Equitable in 2016, which taught Tax Assessors how to use data mining techniques and regression analysis to accurately estimate the Fair Market Value of properties on County Tax Rolls.
Today, using his experience as a tax assessor, Mr. Clemens fights for his client’s property ownership rights by ensuring they are not over-paying for their yearly property taxes. With Inde’ Global, Mr. Clemens and his team are responsible for saving commercial property, which owns clients millions of dollars in taxes that would have otherwise been lost needlessly. Having been a Tax Assessor himself, Mr. Clemens employs the latest approved valuation techniques that tax assessors often ignore. Tax Assessors make mistakes and cut corners and, for the most part, do not understand commercial real estate financing. Property owners INCORRECTLY ASSUME that if they are paying at or below their purchase price, the property tax value set by the county is fair; well, this is just WRONG! Many of our clients enjoy tax savings between 25% and 45% off their initial tax bill simply because we correct improper county valuations. There is no better time than now to have a professional looking out for your most significant expense as a property owner.
